If your upstairs never cools down and your summer electric bill climbs every year, your attic is usually where the house is losing the fight. Sealing and insulating the attic keeps the humid West Tennessee heat from pouring through your ceiling — and it works hand in hand with a dry crawl space to make the whole house comfortable.
An attic on a humid summer afternoon becomes a superheated lid over your living space, and a leaky one lets that heat — and humid air — pour down into the rooms below. Batt insulation slows the heat conducting through, but it does nothing to stop air leaking through gaps at the hatch, the can lights, the top plates, and the penetrations. Spray foam and proper air sealing address both at once, which is what an attic in a mixed-humid climate actually needs.
For our climate zone, ENERGY STAR recommends attic insulation in the R-30 to R-60 range for an uninsulated attic, and adding up toward that (R-25 to R-38) if you’re partially insulated. But R-value alone isn’t the whole story — insulation that air leaks around doesn’t perform at its rating. That’s why we seal the leaks first, then bring the R-value up to the recommended level. Air sealing and insulation is the ENERGY STAR recommendation, not one instead of the other.
