Why the attic matters so much here

An attic on a humid summer afternoon becomes a superheated lid over your living space, and a leaky one lets that heat — and humid air — pour down into the rooms below. Batt insulation slows the heat conducting through, but it does nothing to stop air leaking through gaps at the hatch, the can lights, the top plates, and the penetrations. Spray foam and proper air sealing address both at once, which is what an attic in a mixed-humid climate actually needs.

How much insulation the attic needs

For our climate zone, ENERGY STAR recommends attic insulation in the R-30 to R-60 range for an uninsulated attic, and adding up toward that (R-25 to R-38) if you’re partially insulated. But R-value alone isn’t the whole story — insulation that air leaks around doesn’t perform at its rating. That’s why we seal the leaks first, then bring the R-value up to the recommended level. Air sealing and insulation is the ENERGY STAR recommendation, not one instead of the other.

  • The hot upstairs — the temperature gap between floors usually shrinks fast once the attic is sealed.
  • The summer bill — ENERGY STAR ties around 15% in heating-and-cooling savings to air sealing and insulating.
  • Humidity and dust — sealing the plane cuts the humid, dusty air leaking in from a vented attic.
  • Strain on the AC — a system that isn’t fighting a leaky attic all summer runs less and tends to last longer.
Attic and crawl together: because of the stack effect, air leaves through the attic and gets pulled in through the crawl. Sealing both is what really stops the humid air moving through your house — which is why we so often look at the whole envelope, top and bottom.
