The condensation problem, explained

Steel is a superb conductor, so a metal roof and walls take on the outdoor temperature fast. When our warm, humid air touches that cooler metal, water condenses on the surface — the same way a cold drink sweats on a muggy day. In a climate as humid as ours, that condensation is relentless: it drips onto whatever’s below, rusts the structure, and ruins insulation that isn’t designed for it. The more humid the climate, the worse a bare or batt-insulated metal building sweats — and West Tennessee is plenty humid.

Why closed-cell foam is the answer

Closed-cell spray foam applied directly to the underside of the metal does two things at once. It insulates — at about R-7 per inch it slows the heat conducting through the steel — and because it’s a vapor and air barrier that adheres tightly to the surface, it keeps humid air from ever reaching the cold metal. No exposed cold surface means no condensation. That’s why closed-cell is the industry-standard treatment for metal buildings, and why batts, which leave gaps and don’t stop vapor, so often fail in them.
